DRAINS
- Only dry tissue paper can be flushed as the drains are not capable of taking the additional load.
- Do not dispense hot oil into the sink as it solidifies when cooled and will block the drains.
- Blocked drains may result with flush back into the bathroom and kitchen and may take weeks to clear.
BINS
- No waste in the wrong bins or on top of the bins.
- The council will refuse to collect all of the bins if the rubbish is not contained correctly.
- This will result with weeks of delays attracting vermin and mice making the communal area a hazard for all.
- We have instructed the contractor clearing the rubbish to examine the rubbish and take photographic evidence.
- The contractors will be paid to find the tenant causing the issue to enable an invoice to be sent for the cost of clearance.
HALLWAY ITEMS
1. Please ensure no items are left in the communal area including the internal hallway such as bikes, buggies, shoes or any item.
2. The contractors are instructed to now remove any items they find as this invalidates the building insurance.
PETS
- Pets are not allowed but are tolerated on the basis they do not disturb other tenants in any manner.
- If tenants complain about excessive barking or dog waste is found in the communal area, a termination notice will be served.
MAINTENANCE
- Please email ananda@aprental.co.uk your maintenance issue with a photo to raise a dispute resolution.
- Please call or text 07 888 666 892 to check progress.
- If the contractor does not arrive at the agreed time you must call or text 07 888 666 892 immediately.
- It is the tenant responsibility to accept parts being delivered or leave keys in the lock box for access.
- You require written authorisation in advance before any works that you wish to be repaid for.
- You require written authorisation in advance changing or adding locks.
- Bulbs are not maintenance issues unless you have just moved in.
- It is your responsibility to inform the landlord of any works not completed or part completed

Our commitment is that the property is assessed within 24 hours from when the tenant has emailed us an issue with ideally a photo of the issue.
The tenant is responsible for notifying us if the contractor has not turned up at the agreed time or has not completed the works 100% on the scheduled day of works.
Please note; an email audit trail to confirm dates and times by all parties is required to resolve any issues.
Therefore all verbal communication must be confirmed in writing before work can commence.
Tenants are not authorised to make payments to suppliers on the landlords behalf for any emergency services without written authorisation from the landlord in advance.
All the properties are serviced by pre approved contractors.
If payment is made, it will be at their cost of the tenant and this cannot be deducted from the rent.

'It is illegal to withhold rent if a tenant is unhappy with repairs not being completed to their satisfaction.
Any rent not paid for any reason will be classified as rent arrears and notice may be issued including late payment fees’
