Want to Reserve the Property - What Next ?
- We welcome all tenants from all backgrounds.
- We are not an agent but I am a private landlord with a large portfolio of flats.
- Most of our flats are one bedroom with a separate bathroom and kitchen all self - contained.
- All our flats are plus bills allow £100 for council tax, £25 gas, £25 electric,£15 water.
- We can arrange for all flats.
- Tenancy cleaning.
- Additional Decoration and Maintenance.
- Furniture.
- All contacts are for life where you have to only give two months notice.
- To pass credit your gross annual income should be 30 times the monthly rent.
- We welcome additional tenants and guarantors, where the total income requirement can be shared.
- For example: £1,000 per month rent x 30 = £30,000 per annum or £2,500 per month.
- If your a couple and you both earn £1,250 per month you would meet the criteria.
- A guarantor in this example £1,000 x 36 = £36,000 or £3,000 per month.
- We accept self employed
- Please send your last tax return what you declared as net profit
- We require to see your bank statements to check affordability.
- We accept universal credit or any other benefit if you have a guarantor or you can use Rent Guarantor listed below.

STEP 1
- Please text on WhatsApp or standard text to 07888 666 892
- Status: Tenant 1.
- Full Name.
- Email Address.
- Mobile Number.
- Annual or monthly income.
- Repeat for Tenant 2 or Guarantor if applicable listing a-e for each person.
- No payments required at this stage.
STEP 2
- Complete the online Tenant Screening form.
- Send Landlord on WhatsApp 3 months bank statements and passport.

- No payment required at this stage.
STEP 3
- To hold flat - Payment Required at this stage.
- Pay £50 per applicant Total holding deposit always less than one week’s rent (legal requirement)
- Payee: Ananda Paul (AP Hotels Group Ltd) Business Sort: 40‑26‑12 Account 3215 2991
- Once reserved we require next actions within 15 Days.
STEP 4
- We will issue you a Written Statement confirming:
- Holding payment and fifteen day expiry date.
- Total Payable - Rent (1 month) and Deposit (5 weeks).
- Tenant and Guarantor names, emails, mobiles.
- Property address to be rented.
- Assured Periodic Tenancy (Unfurnished).
- Contract start date.
- Obligations of all parties.
- TDS Prescribed Information.
- Landlord contact details.
STEP 5
- All contracts are issued on Docusign where you can sign and complete on your mobile phone or computer.
- All parties can download the contract before during and after signatures.
- Please transfer 1 month rent + 5 weeks deposit to the main rental account.

- Please send list of any maintenance issues.
- Please set up monthly Direct Debit to account ending 1539.
STEP 6
- Congratulations — you’re officially moving in!
- Allow access for contractors or cleaners on key collection.
- Keys are released once:
- All funds have cleared.
- All contracts signed by tenants & guarantor.

Please ensure your rent payment is made on the last working day before a weekend or bank holiday.
if your cleared funds arrive on the next working day which will be after the weekend or bank holiday period your payment history will note your rent as late which may affect your credit.
